IT is a little slice of paradise that has just sold for a surprisingly affordable price.

The Hamptons-style waterfront three-bedroom cottage located at Little Wobby — with 180 degree views across the Hawkesbury River and Dangar Island — was recently purchased for $850,000.

But there is a small catch — the luxury hideaway that comes with its own pool and jetty is located on a headland that can only be reached by boat.

Agent Andrew Searle, of Belle Property Hornsby, said the restricted access had not turned off potential buyers. The 1819 sqm property, which has an address of Lot 1 Little Wobby, can earn $1200 for two nights accommodation in peak periods making it an attractive investment.

“In the first three weeks, the phone and email enquiries were one of the highest I have had for a water access only property,” Mr Searle said.

“I had over a hundred enquiries and seven actual inspections.

“It is completely renovated with spectacular water views and entertaining areas with a sparkling pool and boat access.”

The tiny township, which is less than an hour north of Sydney, has around 80 dwellings which are mostly used as weekenders but does have some permanent residents. There is a daily ferry service to Brooklyn where there is the city train service running from Hawkesbury River station.

During World War II, Little Wobby was occupied by Commonwealth Military Forces who patrolled the area in case of Japanese invasion through Broken Bay and Hawkesbury River.

According to CoreLogic RP Data, there were five sales recorded at Little Wobby this year with a range of price points. A block of land fetched $243,637 in April while house prices started from $505,000.

The highest sale recorded at Little Wobby is 1462 sqm property at Lot 2 which sold for $1.4625m in August 2015.

The cottage, which was being sold furnished, was purchased by a family from Newcastle who plan on using it as a holiday home and for lettings.

“Most people know that the properties on the river are boat access-only so to them it’s a nice getaway — it’s just a completely different lifestyle,’’ Mr Searle said.
