Stunners rise to the top of Moreland property market

A three-level modern marvel in Pascoe Vale was the cream of Moreland’s property market crop this year.

It changed hands for $2.4 million, making it the area’s top reported sale in 2018.

The opulent four-bedroom home at 52 Northumberland Rd features city views and an indoor-outdoor entertainment zone with a solar-heated pool.

Its showpiece kitchen, with a large butler’s pantry and European appliances, is found on the ground floor, along with a casual living area, formal lounge room with balcony and the palatial main bedroom with enormous walk-in wardrobe and luxe ensuite.

The remaining bedrooms are on the top floor, while a home theatre, cellar and entertainment room are on the lower level, with a lift connecting all three floors.

Nelson Alexander Pascoe Vale agent Sean Keogh said the April 28 auction drew a large crowd but no bidding, with the property passed in on a vendor bid.

“I think it went past a lot of other potential bidders at that stage because of the level it was at,” Mr Keogh said.

But post-auction negotiations quickly sealed the deal with a buyer from out of the area who planned to live in the home.

“It was quite an unusual home for the area,” Mr Keogh said. “It was a Spanish Mission influence, that’s what the owner called it.

“It had very large rooms, including four big bedrooms and multiple bathrooms, and a lift, so it was very different for the area.

“It was a terrific family home, like a resort. Looking out the back there you could imagine being on the Gold Coast.”

27 Barkly St, Brunswick East sold for $2.3 million at auction on February 24.

CoreLogic sales results to December 3 show it was closely followed by 27 Barkly St, Brunswick East, which was sold by Woodards for $2.3 million at auction on February 24.

The four-bedroom house with a classic California bungalow facade was extensively renovated before its sale, with an open kitchen, dining and family zone part of a rear extension and three bedrooms, a bathroom and a study added upstairs.

CoreLogic records show the home last sold for $845,000 in July 2010.

4 Heliopolis St, Pascoe Vale South rounded out the top three reported sales in Moreland with a $2.03 million auction result.

Another modern creation rounded out the top three reported sales, this time in Pascoe Vale South.

The Tuscan-inspired four-bedroom house at 4 Heliopolis St sold at a May 26 auction for $2.03 million.

The work of an award-winning architect, the home features a theatre room, a main bedroom with dressing room and luxury ensuite, and an alfresco zone with a barbecue kitchen and gazebo wrapped in Tuscan-style gardens.
